National homebuilder Dream Finders Homes has announced the acquisition of land for The Townes of Saddlebrook, a new luxury townhome community located within the renowned Saddlebrook Resort. The project will feature 118 upscale townhomes designed to offer a blend of resort-style living and convenient access to the region’s expanding economic hubs.
TLC Land Companies, a Florida-based land brokerage and consulting firm specializing in sourcing, entitlement, and development strategy, was among the key partners involved in bringing the deal together.

The new community is positioned to capitalize on both lifestyle amenities and regional growth. Saddlebrook Resort – fresh off a $92 million renovation – offers residents access to golf courses, tennis and pickleball courts, fitness facilities, dining, and social programming.
Located near Interstate 75, the site provides direct connectivity to Tampa and the emerging Pasco Town Center, making it attractive to both primary homebuyers and investors seeking proximity to major employment and retail centers.

TLC’s Role in Saddlebrook
TLC Land Companies role was representing the buyer Dream Finders Homes in the transaction and will be overseeing the development of the community with expected homesite delivery in late 2026. The firm provides acquisition to homesite delivery services from identifying acquisition opportunities to navigation entitlement and closing – helping homebuilders with site selection and outsourcing development of quality communities.
As Florida continues to experience population growth and housing demand, partnerships like this one are becoming essential to unlocking new residential inventory in high-demand areas.
